BRIEF PROFILE

Cooper & Associates Ltd. (CAL), a wholly owned and managed Jamaican family company, started operations in October 1970. The Directors of CAL are all eminently qualified and are known and respected in the Jamaican building industry. The Managing Director of CAL, Mr. Raymond Cooper, currently serves as the President of the Incorporated Masterbuilders Association of Jamaica, a powerful organization comprised of local contractors and suppliers.  Full profiles of the Directors can be viewed at our website.

CAL holds membership with in several professional organizations including:

• The Developers Association of Jamaica
• The Realtors Association of Jamaica

Since its inception CAL has developed into a multi-faceted organization representing manufacturers of highly technical and specialized building products and engaged in property development of residential and commercial facilities and several major general civil and building projects.

CAL has worked successfully in a number of Joint Venture (J/V) projects with both local and international companies. CAL currently has approved attractive projects; some in the North Coast Tourism area for which we are seeking J/V partners/investors. 

ABOUT THE DEVELOPMENT

Location

Oyster Bay Heights is part of Dundee, Trelawny, which is 10 minutes drive from the Falmouth

town centre and 18 minutes drive from the Donald Sangster International Airport in Montego Bay. The property is on the Salt Marsh Road which is directly linked to the North Coast Highway . The property has an uninterrupted view of the Caribbean Sea.

Approval

The project has been approved for sub-division by the Trelawny Parish Council.

Size & Number of Lots

There are 85 lots to be developed with a typical lot size ranging from 10,000 to 11,500 sq. ft. Houses can be designed and built to order.

CONCEPT

The property is ideally suited for residential development for Senior Management staff involved in the hotel industry and associated trades.

Market Demand

The parish of Trelawny for which development plans have been contemplated since the late 1960 is slated to see a number of mega-projects and developments which will reposition the entire coast line of the Parish as a new international tourist destination. Recent projects completed include:

• The Greenfield Sports Complex
• New Tourist Attraction – OUTAMENI Experience

Projects in the pipeline or under construction include:

• Excellence & Wellness Resort at Oyster Bay over 2,000 rooms
• Harmony Cove Development a mixed use resort development comprising over 3000 rooms on 1,200 acres from Braco, Trelawny to Duncans, Trelawny
• Cruise ship pier in Falmouth
• Several large scale hotel developments on the border of Trelawny and St. James with thousands of rooms to facilitate casinos.

THE PROPOSAL

The proposal being presented is as follows:

1. A joint venture partner putting up say US$1.0 million to provide infrastructure for an eventual housing development, comprised of roadways, water and electricity. This would make the 85 lots immediately available, with titles. Cooper and Associates, whose sister company Brompton Court Apartments Ltd. has access to the land, is very willing to execute a “land-for-cash” arrangement.
2. Alternatively, a joint venture which, from the beginning, envisages a housing development instead of an infrastructure development. Cooper and Associates would develop the land and provide all the engineering services beginning with the relevant designs of the infrastructure and houses and, if agreed, real estate professional services in relation to the sale of the units. The joint-venture partner would contribute the project funding. Profits would be shared in accordance with an agreed ratio which reflects the value of the party’s contribution to the overall pre-sale value of the development.
